International Real Estate Conventions

Most of the world measures property in square metres. When American or British buyers look at listings in Europe or Asia, they encounter m2 and need to convert. But there is a subtlety: not all m2 figures mean the same thing.

Spain

Listings show "superficie util" (usable area) and "superficie construida" (constructed area, includes walls). Constructed area is typically 15-20% larger. Always check which one is quoted.

France

The "Loi Carrez" area is the legal measurement for apartment sales. It excludes areas with ceiling height below 1.80 m, cellars, garages, and outdoor spaces. A listed "45 m2 Loi Carrez" apartment might have a total footprint of 55-60 m2.

Thailand

Condos are listed in square metres. Houses and land may use "talang wah" (4 m2 per talang wah) or "rai" (1,600 m2 per rai).

Japan

Property is measured in "tsubo" (approximately 3.31 m2 or 35.58 ft2). A "20 tsubo" apartment is about 66 m2 or 710 ft2.

Australia

Uses square metres. "Internal area" excludes balconies, garages, and storage. Sydney apartments average 65-80 m2 internal for a two-bed.

United Kingdom

Germany
